Our Process

At Mike & Morlly Architects, we believe that the most successful designs are born from a deep understanding of the clients’ aspirations, needs, and unique project requirements. Our collaborative process encourages open communication, active involvement, and a shared vision between the architects, clients, and project stakeholders.

  • Project Engagements

    The first step is we get to know you. We get an idea of your requirements, discuss your vision for the project and we work quickly to establish a design concept.

  • Pre-Design & Feasibility

    We will review the site constraints and opportunities against environmental conditions and statutory planning requirements. We will establish setbacks and determine the building envelope. We will interrogate your brief and present you with a series of conceptual design for discussion. We will facilitate a series of design review workshops with you.

  • Concept Design

    We will develop design options in both plan and 3D. You will be able to visualise your entire project in 3D, ‘walk-through’ the whole building and experience the spaces using our interactive computer software. We will initiate material investigations and work with you to develop the design based on your brief.

  • Development Application

    We will develop the concept design into a development application for lodgement with the authorities.

  • Interior Design

    Our interior designers team share a passion for high quality residential design. Work with us to personalise your environment and tailor your home to suit your lifestyle.

    We select all the materials, finishes, fixture and fittings with you. We try to make this process as collaborative as possible, presenting you with mood boards, material samples, models for you to select and review. Each space is then drawn up in detail at 1:50, allowing you to see your project come together room by room.

  • Design Development

    In this phase we develop the design specification and work through construction details, finalise material selections and fittings, and coordinate with consultants to finalise design.

  • Tender

    We collate the contract documents and initiate a tender process to find select a builder.

  • Construction Certificate

    We produce a set of construction plans for a certifier to sign off on.

  • Contract Administration

    We perform duties as a site architect, approve progress claims, review shop drawing and issue certificates.
