Our Process

Project Engagements
The first step is we get to know you. We get an idea of your requirements, discuss your vision for the project and we work quickly to establish a design concept.

Pre-Design & Feasibility
We will review the site constraints and opportunities against environmental conditions and statutory planning requirements. We will establish setbacks and determine the building envelope. We will interrogate your brief and present you with a series of conceptual design for discussion. We will facilitate a series of design review workshops with you.

Concept Design
We will develop design options in both plan and 3D. You will be able to visualise your entire project in 3D, ‘walk-through’ the whole building and experience the spaces using our interactive computer software. We will initiate material investigations and work with you to develop the design based on your brief.

Development Application
We will develop the concept design into a development application for lodgement with the authorities.

Interior Design
Our interior designers team share a passion for high quality residential design. Work with us to personalise your environment and tailor your home to suit your lifestyle.
We select all the materials, finishes, fixture and fittings with you. We try to make this process as collaborative as possible, presenting you with mood boards, material samples, models for you to select and review. Each space is then drawn up in detail at 1:50, allowing you to see your project come together room by room.

Design Development
In this phase we develop the design specification and work through construction details, finalise material selections and fittings, and coordinate with consultants to finalise design.

Tender
We collate the contract documents and initiate a tender process to find select a builder.

Construction Certificate
We produce a set of construction plans for a certifier to sign off on.

Contract Administration
We perform duties as a site architect, approve progress claims, review shop drawing and issue certificates.

What are benefits of using an architect as opposed to a draftsman?
Why should I work with an architect?
The value of an architect comes from our highly credentialled training, problem solving and ability to work through the entire process from design to completion. The depth of our knowledge allows us to See potential obstacles or challenges in your project. Ones that you never anticipated. Architects bring creative solution to resolve complex issues that are an inevitable part of any construction project. Ultimately this saves clients time, money and delivers a higher quality outcome that endures.
How do you charge?
We have a range of fee structures that can be tailored to each specific project. Generally, our fees follow the conventional industry standard practice of setting fees that are based on a percentage of the construction work or lump sum basis. Some clients may choose to add or remove scope to best suit their needs and budget.
How much will my project cost?
Construction costs currently range from a minimum of $2000 per square metre to $12,000 per square metre depending upon your location and the complexity plus standard of finishes of the project.
You will also need to factor in planning application fees and consultants fee.
How long do project usually take?
Depending on the size and complexity of the project, we usually program around 6+ months to design and document a residential project. From there, construction can take anywhere from 9-18 months depending on scale and complexity of the build.
We can also accommodate a short timeframe, just let us know and we can tailor our program to suit.
How long does council take to approve my project?
This varies from council to council. Generally, time can be vary from 4 weeks to 6 months or more. Councils can be temporarily short staffed or heavy workload of development application.
