In the quiet suburb of Balwyn North, known for its tree-lined streets and family-friendly atmosphere, Mike and Morlly Architects have brought a fresh perspective to suburban living with a three-unit townhouse development. This project showcases balance modern design with functionality, creating homes that are not only visually striking but also thoughtfully planned to meet the needs of contemporary families.
Mike and Morlly Architects approached the Balwyn North townhouse project with a clear objective: to create a cohesive trio of residences that feel connected yet distinct, offering residents a sense of individuality within a shared architectural language. The design reflects a modern aesthetic, characterized by clean lines, an emphasis on natural light, and a strong connection to outdoor spaces.
The architects were mindful of the surrounding neighborhood, ensuring that the townhouses complement the existing streetscape while introducing a fresh, contemporary vibe. This balance between context and innovation is a hallmark of Mike and Morlly’s work, as they strive to create homes that are both timeless and forward-thinking.
The three townhouses are arranged in a linear fashion, each with its own unique facade that incorporates elements such as timber cladding, textured brickwork, and large windows. These materials were chosen not only for their durability and aesthetic appeal but also for their ability to age gracefully, ensuring that the townhouses will maintain their charm for years to come.
Inside, the townhouses are designed with flexibility and comfort in mind. The open-plan layouts make the most of the available space, with living, dining, and kitchen areas flowing seamlessly into one another. High ceilings and large windows create a sense of openness, while also allowing natural light to flood the interiors.

Each townhouse includes three bedrooms, providing ample space for families. The master suites feature walk-in wardrobes and luxurious ensuite bathrooms. Secondary bedrooms are spacious, ideal for children, guests, or a home office.
Outdoor living is integral to the design, with each townhouse featuring a private courtyard or garden. These low-maintenance spaces create a tranquil retreat for year-round enjoyment, reflecting the architects’ focus on enhancing residents’ quality of life.
Sustainability is central to the Balwyn North project, with energy-efficient systems, rainwater harvesting, and solar panels. Double-glazed windows and high-quality insulation boost energy efficiency, reducing both environmental impact and resident costs.
Innovative design solutions maximise space and functionality, with built-in cabinetry, under-stair storage, and adaptable layouts allowing residents to adjust spaces to suit evolving needs.
Designing the townhouses on a compact site required careful placement and orientation for privacy and natural light. Each townhouse has a unique facade with varied materials and colours, creating distinct identities while maintaining cohesion.
Balancing modern suburban needs with the neighbourhood’s character, the architects combined traditional elements like pitched roofs and brickwork with contemporary touches, ensuring the townhouses integrate seamlessly with their surroundings.
